اجاره مسکن تحت تأثیر قیمت مسکن در ادوار مختلف بوده است و رشد قیمت مسکن باعث کاهش توان خرید متقاضیان مسکن و افزایش درصد خانوارهای اجاره¬نشین¬ شده است. بنابراین، هرگونه رکود و رونق در بخش مسکن تأثیر مستقیم بر بازار اجاره مسکن دارد و برنامه¬ریزی به منظور کنترل بازار اجاره بدون توجه به بازار مسکن  محقق نخواهد شد. در این راستا، هدف از این تحقیق بررسی عوامل اثرگذار بر اجاره مسکن بر اساس دوگروه¬ شامل شهرهای بزرگ و شهرهای کوچک و متوسط در ایران با استفاده از مدل گشتاور عمومی تعمیم¬یافته (GMM) در دوره زمانی (1397-1387) است. نتایج حاصل شده بیانگر این است که قیمت اجاره مسکن در دوره قبل، قیمت مسکن، اهرم زمین و درآمد سرانه واقعی بیشترین تأثیر مثبت را هم در شهرهای بزرگ و هم شهرهای کوچک و متوسط بر قیمت اجاره مسکن داشته¬اند. همچنین، اثرگذاری قیمت مسکن و قیمت اجاره مسکن در دوره قبل در شهرهای بزرگ بیشتر بوده است. تسهیلات اعطایی بانک مسکن، تعداد ازدواج شهری و نرخ بهره واقعی نیز سایر متغیرهای اثرگذار بر قیمت اجاره مسکن در مناطق شهری بوده¬اند.
